How does fractional or shared ownership work?

You purchase a fractional or shared ownership of one specific houseboat.  When purchasing, you choose a recurring prime trip (end of May to end of October) on that boat. In addition to your annual prime trip dates, you have access to “off-season” trips as well. Off-season trips are booked on a first-come/first-serve basis with the manager of the boat. 

Your fractional ownership share has a value that typically will depreciate at a rate of approximately 5% per year. So if you purchase a share for $100,000 and want to sell it three years later, it still has a value of approximately $85,000. Sunrise Peak can also help you market the share (as long as it is listed properly with the brokerage office), whether you are moving to a new boat or just need to sell it for whatever reason.

Depreciation on your share: 5%, let’s say $5,000
Annual Maintenance Fee: $5,000 (average annual fee)
Turnaround Fee: $2000 @ Antelope Point

Our program provides the highest quality houseboats located at the best marinas, and it offers unparalleled concierge services and houseboat management—creating an unmatched vacation experience for you and your family.

A non-refundable deposit of either $25,000 for our entry level offering, $50,000 for a mid-level offering, or $75,000 for our high-end offering will take a new share off the market, with the remaining balance due on a predetermined schedule. If purchasing a resale share, you can make an offer through Sunrise Peak that includes the terms of the purchase, which usually requires full payment within a two-week period.

NO. The concessionaires (Aramark/Antelope Point) are the only entities legally authorized to rent boats on Lake Powell. Any other rentals will be impounded by the National Park Service. The limited availability and high price for rental houseboats is one of the reasons shared ownership is so appealing.

Each boat is set up as a Limited Liability Corporation (LLC). The LLC holds the title to the houseboat free & clear. An annual meeting is held to allow owners to review the operational costs of the houseboat, vote on resolutions, and elect managers.

Most shares depreciate at a rate of approximately 5% per year.

The prime time period you purchase is a set block of time that you can plan on every year. Ownership of that prime time share also allows you access to off-season trips, booked first-come, first-serve each year.

For a new boat, your off-season dates can be booked at the time you purchase the houseboat share. For subsequent years the scheduling opens each December 1st for the next season.

No. Shared ownership is different from a timeshare in that you own a fraction of one specific houseboat with a group of other owners and share all the operational costs and management responsibilities of that specific houseboat with those owners. Unlike timeshares that can be rented or lent out, you cannot rent or let non-owners use your houseboat.v

Antelope Point Marina is the designated maintenance company for our boats on the south end of the lake, They orient the new owners, check owners on and off the houseboats, and perform routine maintenance and repairs.  

Currently, we serve Lake Powell and Lake Havasu. At Lake Powell, we have boats at Antelope Point Marina. Lake Powell is located on the Utah/Arizona border; about 90% of the lake is in Utah and about 10% is in Arizona.

Over the years, we have carefully refined the engineering of the boats to precisely reflect the unique needs and wants of Sunrise Peak owners. Historically, our houseboats up to 2005 were Stardust Cruisers; our 2006-2009 boats were manufactured by Sumerset Houseboats; and our 2010 through 2015 boats were built by Bravada Yachts. Beginning in 2016, our boats have been built by Adonia Yachts, the leader in houseboat manufacturing, in St. George, Utah. Each of our boats is custom made specifically for use on Lake Powell and for shared ownership. They are fully equipped with all the comforts of home. 

There are two annual costs related to the use of your houseboat: your annual maintenance fee ($5,000 on average) and the turnaround fee ($2,000 on average) paid directly to the boat management company at Antelope 

The annual maintenance fee ($5,000 on average) pays for boat storage (either dry storage or private slip), insurance, license, management, and maintenance. The turnaround fee pays for your launch & retrieval (if required) as well as a full hotel-quality cleaning, holding tank pump out, fuel and water fill service, propane fill, piloting in/out of the slip, and staying on the boat the night before your trip on some boats. The local maintenance companies can also provide additional services like anchoring, piloting, boat orientation, grocery services, additional ice & water, firewood, etc. Your only other cost is fuel for the houseboat and your personal watercraft.

No. A legal, insured owner must be on board anytime the boat leaves the marina. And all owners and guests need to comply with current marina and park service rules and regulations pertaining to usage, which states a shared ownership houseboat can’t be rented, loaned or chartered at any time.

The maintenance crew normally has enough time between owners to make most necessary repairs. Any damage caused by an owner will be billed to that owner and normal wear & tear maintenance will be paid for by the maintenance fund. If an owner continually abuses the houseboat, the boat manager will take action to protect the other owners in the LLC.

There is a small amount of risk that goes along with this purchase. If a repair requires the houseboat to remain in the slip, Sunrise Peak will make every effort to allow you to use the boat during your scheduled trip,

Depending on the size of the boat and number of beds and day beds, each houseboat is equipped to handle a large group of up to 20-30 people comfortably. 

Yes. Most older houseboats carry their own policy which includes hull value coverage and liability coverages. Newer houseboats have access to a blanket policy managed by Sunrise Peak Management—an independent operating company that is not owned by Sunrise Peak Houseboats. This policy includes hull value and liability coverages for all named houseboats included in the policy.

All of our newer houseboats do not allow pets or smoking on the houseboat and include expensive penalties for infractions. Since each houseboat is an independent LLC, houseboats can set specific rules to deal with pets and smoking. Some of our older boats’ owners implemented a pet policy which allowed pets on the boat but not in the cabin areas.

The boats are fully stocked with all basic kitchen utensils and appliances, deck furniture, BBQ, as well as ropes and anchors. Upon the purchase of a share you will receive a ‘Help Manual’ that has a detailed list of everything stocked on the boat and some suggested items for you to bring.

Yes. That is between you and the other owners on the boat, and it is okay as long as there is on board an insured owner on record of that boat.
